Why Roaches Spread in Apartments
Colorado's dry air keeps cockroaches from living outdoors here the way they do in warmer states. The roaches we see in Colorado Springs are almost always German cockroaches that live indoors, close to water and warmth. Apartments, duplexes and rental homes give them exactly that: kitchens and bathrooms that share plumbing walls, appliances that stay warm, and plenty of places to hide.
Roaches usually arrive in grocery bags, cardboard boxes, used appliances or furniture, or simply walk over from the unit next door. Once a few settle behind the stove or under the sink, they multiply fast. The first signs are often small dark droppings that look like pepper in cabinet corners, a musty smell, or a roach running for cover when the kitchen light comes on at night.
The hardest part in a rental is that one unit rarely has the problem alone. That's why we work with tenants, landlords and property managers together. We provide cockroach control for single units, small multifamily buildings and larger communities across Colorado Springs. We're running a winter promo right now, so text us for today's price.

Spider control →Recurring visits for owners and managers who want every building covered.
Property management pest control →Through the Year
Cockroaches Through the Year in Colorado Springs
All year: German cockroaches live indoors, so they stay active through every season here.
Summer: Move-in season brings new boxes, furniture and appliances, and new cases with them.
Fall and winter: Heat runs, windows stay closed and roaches gather near warm motors and water lines.
Turnovers: The best time to treat a unit is between tenants, before new furniture arrives.
Before We Arrive
Simple Steps for Tenants and Landlords
For tenants: Wipe counters and stovetops every night, keep food in sealed containers, take trash out daily, and fix dripping faucets. Don't use store sprays or foggers before we treat. They scatter roaches into the walls and neighboring units and make the job harder. Let your landlord know what you see.
For landlords and managers: Ask tenants to report roaches early, and plan to treat the units on either side and above or below when one unit has activity. Seal gaps where pipes come through walls under sinks, and check used appliances before they go into a unit. A recurring plan for the building costs less than chasing one unit at a time.
For everyone: Roaches are a building problem, not a tenant failure. The fastest fix happens when everyone works together, so text us at (719) 465-4818 and we'll coordinate the prep and timing with whoever needs to be involved.

Service Areas
Other Areas We Serve
I'm a tenant. Can I call you, or does my landlord have to?
You can text or call us directly. Many leases make roaches the landlord's job, so we're happy to work with your landlord or property manager too and keep everyone updated.
How fast can I get a price?
Call or text (719) 465-4818 and tell us what you are seeing and where. We reply with a clear price and book a time that works for you.
Why should the units next door be treated too?
Roaches travel through shared walls and plumbing. Treating neighboring units at the same time keeps them from moving back in a few weeks later.
Is the service safe for kids and pets?
Yes. Everything we place is targeted and kept out of reach, and we'll tell you anything you need to do before and after the visit.
